Contract says if vacated earlier , money to be paid for the remaining period

I want to know what does it mean practically when the contract says that if lessee vacates the flat before the expiry of the contract , then also he has to pay for the remaining contract period. Eg If I take a flat on rent for a year and if I want to vacate after one month , it means I will have to pay for the remaining 11 months also.So effectively it means I cannot vacate the flat .Is this practical. Those who sign such contracts , are they bound by it or it is impractical and does not have any meaning.Or is it that you have to pay for 2 to 3 months of the period. This is what I was told by the real estate company.
What happens if one has to leave Qatar. Can he not simply leave .The cheques in this case will be post dated. How will the company get the money for the remaining period. I wanted to know if I can sign the contract without worrying about these things or I should look elsewhere. Is it the case every where.
Please guide me .
Thanks
My understanding from you answer is that , the contract is not an issue when one has to leave Qatar. As the cheques would be meaningless as one would have left. That is what I wanted to know if the company can hold you here back since they have your cheques .
If they can do nothing and you lose your deposit , I think it is OK to go ahead and sign the contract if one has no intentions of changing the house in one year if one stays that long. My main worry was if one gets a job else where or one loses a job here , then will this contract come in the way.
I think that has been answered and it is no.The max one loese in that case is one months deposit .In my case that one month deposit is only a cheque which to be encashed only in case of damage at the end of the contract.
Thanks a lot
The contract means that you are honor bound to pay the entire value of the lease for the contract period.
If you sign a lease for 12 months and want to leave after 1 month, you cannot recover the 11 post dated cheques given to the real estate agent.
However...
If you really want to leave the flat, but stay in Qatar, you could sublet the flat (technically not allowed) and the new tenants can pay the rent to you, and then you can live elsewhere. That way no one knows you've moved out, and the rent continues to be paid by your cheques.
If you leave Qatar you can take a letter from your sponsor confirming that you are leaving the country and the real estate agent would waive the outstanding rent (although probably you would forfeit the amount paid in advance as a deposit).
If that doesn't work, and you still want to leave Qatar (never to return), tell the real estate agent you are going and that there is nothing they can do about it (there isn't anything they can do about it) and then a day or so before leaving you just close your bank account and go.
