Amazing new trends in real-estate market

F/F excellent Villa in a compound for 7000-9000.

The trend now is asking for 2 years payment, I need help in taking the decision. Is it really right to pay in advance all of this amount?
I know that the price is amazing, but still this is an enormous amount of money.
Any input???

seen a villa in the Al-waab area. Its a villa in a compund of 12 villa's. out of the 12 villa's in the compund 10 are rented by the owner of the compound to one company and two are rented by individuals. The individaul is now subletting this villa. This is a 5 bed fully furnised villa and is being offered at 7000 /month but you have to pay for 2 years in cash. The deal seems to be very good. What do I need to make sure in my contract with this individual to assure that he will not run away and my contract with him will stand in a court of law. He will be sending me his contract with the owner of the villa and my contract with him. What do I look into the contracts to make sure its not a rip off ?

Any suggestion, comment, personal experience and advice will be appriciated. I have to go to bank to arrange for 2 years rent and I want to check every thing humanly possible before I move forward.

beleive it or not, the villas are all taken, they didn't even wait for one single day to allow me arrange the money.

That is also a new trend in Qatar, fake realestate agents showing several people the same house/flat, taking a deposit from each one of them and then fleeing the country!!

You really don't who you can trust it's too bad there was no realestate license. But, one year upfront sounds great for a great price, but how do you make sure you are not going to be one of the many scammed people in Doha?

How is it guaranteed that the agent has a 2 year contract with the owner or not. What if the agent disappears after taking the money and owner comes back to get the villa vacated?

It's all about what the contract says... a friend of mine got a 1 BD room apt and his contract stated that the original cost was something like QAR 8000/- or sumthing and that he was being given the apt for QAR 4,500/-... also that the agent had every right to hike the rent if need be.

I paid 1 years rent - CASH (a huge amount) to the real estate agent when I moved into my new 1 BD room apt and 1 month down the line he didn't give a damn bout whether the building lamps were replaced or the gate needed some work done, or the building needed sweeping... the asswipe got all the money from the tenants and ignored us completely... and it is a beautiful new building (lovely gates, lights) in the airport area, but a pity that we havta maintain it ourselves.

yea this is an old trend some real estate do ask. but than some where in middle of year they will send u a notice about increment and will ask to pay more.happened with few of my friends they had to pay lumpsum amount and still they were asked after 10 months to pay more.
