Demand for housing dips on Doha’s outskirts

The demand for housing has stagnated in some places on the outskirts of Doha and even dipped in certain cases, the Gulf Times reported citing sources within the real estate sector.

This is happening as many people are keen to shift to more conveniently located areas within Doha city, they pointed out.

“Even as brokers try hard to find tenants, a number of units have been lying vacant in places such as Al Sailiyah, Al Rayyan, Muaither and others — which are located far from the heart of Doha — for a few months now,” said a real estate broker.

He said many people who would earlier look for accommodation outside Doha now preferred to live in city areas such as Thumama, Mansoura, Najma, Mamoura, Hilal and Old Airport, among others.

The large availability of vacant units, convenient locations, easier access to different services such as public transport, less commuting time and stabilisation of rents in some cases are the key factors behind this trend, according to sources.

“While some of these places are already crowded, such as Mansoura, they continue to attract more people due to their convenient and central location. Besides, areas like Thumama are also fast emerging as preferred residential hubs,” said a resident.

Meanwhile, another broker said some landlords were not willing to lower rents despite getting no tenants for months. “Even though some units lie vacant for a few months, landlords are not willing to reduce rents. And even if there is a reduction, it is mostly marginal - not exceeding a few hundred riyals,” he noted.

While there is a demand for all types of residential units, many potential tenants — especially those planning to shift from outside Doha — look for “affordable” options in villas.

“Many people cannot afford to live in proper apartments, where rents may begin at QR5,000 even for small units, and prefer to stay in villa portions due to the lower rents.

For example, a studio-type unit in such a villa may cost around QR2,500 depending on the quality and location of the place,” said a broker.

There is also a high demand for 1BHK flats while some families — especially those with kids — look for 2BHK ones within villas, the sources added.

MM:Here are my 2 cents - Why is everybody's acceptance/appreciation so important to you. This incessant need to be liked by all has replaced rational thinking. If someone offers you good advice, at least think about it. Taking or ignoring the advice is your prerogative.

Pointing fingers,shifting blame and being argumentative all the time is not healthy. You might be a kind,helpful and caring person as you say. But at times your posts/comments do not align with this persona.

@sylvester furtado - I understand where you are coming from, we have hard earned money that we don't want to spend most on rent. Its choice we all have to make, sometimes there are hazards and accidents. Like for example: Villagio Fire Incident - safety was ignore and some parents paid the price of others mistakes, ignoring the safety standards. Even 2 fire fighters died from this incident. I am not saying don't rent the villa partitions...its your choice...for me, I have been here far to long to see how safety is ignored and people always trying to cut corners to pocket more money on others' expense. I have a family and I am always concerned for their well-being. If I was single, maybe I may choose villa partition as well, but one that has better safety standards and without faulty electrical wiring. Hope that answers your question. Thank You

I think this dip in demand is good and more options for the residents in Qatar. It will give chance for market to breathe and also allow some adjustments for Qatar's economy. Maybe the government can add their input to provide affordable housing later (inshallah). What is your advice MM?

It is not just the unwanted, silly "philosophical" comments that come down from MM regularly. It is often when genuine information seekers get misguided by his comments as they are not regular QLers and do not "really know" MM. That is where it hurts most. He writes just for the sake of writing and then for the applauds after achieving some thousand of posts, Very often, his comments have no head or tail. Why misguide a person?

@shuaibh, thanks your support and response to how I responded to MM. I do agree that I have pushed too far with my comments. But seeing the mockery made by MM after all these years, someone needed to put him in his box. Bcoz it seems that no one would. Day after day, I do try to persuade him to give us some good comments. But when someone pushes too far...sometimes you need to do what you need to do...even if it hurts. I really do hope there is no more mockery and deluded joys coming from MM. Hope he can be a good Value member in this wonderful forum, that has been source of advice to all in Qatar. Hoping he change his ways!

So when I see such comments where you say that you'd put a person in a cage with your dogs it's a little disappointing. If someone annoys, irritates and pushes your buttons in the wrong way, it's natural to get a bit miffed. But responding this way is not right for a lot of reasons. How a person reacts when he/she is angry gives some insight about them. This is just my opinion, ignore if you don't agree with it.

MM....Other cities spend too, its not only Qatar. You are right, I do benefit from the nice parks and some of the public facilities here. But roads, no way, all I see if poor constructed road, no fly overs, poor road planning, cutting corners here and there to put money in the pockets of the contractors, cheap parts. I am sure that...of QAR 9000 per person, half or more goes to some shabby contracting company or agency for nothing.

MM, all partition villas are fire hazards, they didn't go through the routine inspection for safety regulations. Check any partition villa, to see if there is any fire extinguishers or sprinklers? You will not find any here in Qatar! I rather not risk my life...but for you my friend, I will make a cage for you and my dogs put sprinklers for summer time. As promised, I will throw some data packs into the cage for your QL Forum trolling. So much Joys!!!
