Liar Property Agency

I do have a headache nowadays which i need suggestion about.
I rented an apartment 10 months ago and the contract is under my and my flatmate's name. The agreement with the agency was 'in case anyone of us is terminated the contract would be terminated and security deposit would be kept by them' and we agreed. My flatmate had been terminated and i requested contract termination for end of November by mail. And i was called to their office to discuss, i was promised that in case i can manage to stay until end of December and if i want to leave after thag for any reason my deposit would be returned. When i asked them to give me something written about that promise they said 'promise is promise, no need anything written', i believed and left!
Since the rent amount is expensive for myself alone i requested contract termination and deposit return at then end of February but that guy who was promising with an attitude of real man forgot his promise somehow and refused to return the deposit. And asked me to find a replacement, i said i cant find a replacement, you help me to find. Then they wanted %10 of security deposit. And i refused.
I cant leave the apartment since they still have 3 cheques including security deposit. I kept staying after November just to save my deposit after December as i was promised. Not paying these next 2 months cheques but not seeing them keeping their promise is killing me. I'm ready to go to court but i don't have any written proof.
Please advice if anyone can have any idea/suggestion to show these people that it shouldn't be this easy to promise their customer and not keeping it.

Morane, thanks for the suggestion, but the worse thing is; this company is already a "reputed" one, which has hundreds of luxury A Class apartments, residences. They are unfortunately pretty dishonest, insincere after they get your cheques.

Believe me, Its very easy for them to do this even if you had anything in written. Unfortunately Real estate laws here in Qatar are not very strong. You can always go to the Police and try explaining them, but, agents will find a way through anyhow. Despite being smart, i have lost my money twice to real estate agents. The only thing that we expats can do is find a reputed real estate company and rent home from them.
Small time real estate free agents dont really care about reputation and law.
My Suggestion - Give 10% Security Deposit and leave. This is how Market operates here.

You have a very "limited" understanding of everything, and it clearly reflects in your posts.
ALWAYS .... Both the guys give dangerous advices to the new comers. Today is the max limit these two could not cross. You can not ask one guy to do that thing to the other !! He has no right to take other's life. This has brought the tears in my eyes. .... oh .....
There is no such thing as a "verbal promise" when it comes to business. The fact the estate agent did not want to give you anything in writing, should have rung warning bells in your mind of what he had in mind. In your situation, there is nothing much you can do. What has taken place with you is common here. The fact that he is holding your cheques gives him a leverage. The estate agent knows all this. There is no benefit for you in going to the court of law. It usually takes several months for the court to give its verdict. Just swallow this bitter pill as a bad experience in life here, and bear it out.
If you ever have a choice as Brit has said, shoot the estate agent twice and then also kick him hard even if he is dead to take all out all your frustrations.
