Buying properties in Doha

Hi everyone,
My husband and I will be moving to Doha in a couple of months. Since the rent is so high, we are entertaining the idea of buying a place.
Based on what we have read so far, non-GCC residents can only purchase properties in certain areas (West Bay Lagoon, Al Khor, and The Pearl). However, it seems like properties in these areas are still under construction and will be available by the end of 2007 or so for moving in. Is this true? Does anyone know whether there are any properties available for occupation at this time?
Any information would be greatly appreciated.

We moved here one month ago. We live in a compound run by my husbands company. Please wait and see what you think of the quality of the workmanship in construction at the moment. We have what is known as 'quality' housing. The property is big but the finishings on the workmanship is rubbish eg plumbing and paintwork. We also have had problems with the a/c and water/ sewage. We are lucky in that we just call the co. maintenance people at no cost to us. I hear the horror stories of similar workmanship in top class developments. trying to find workmen/ builders plumbers etc can be a nightmare as there is often a language barrier. Sewage is an underlying problem (no pun intended). Come over and visit developments and ask around. Everything here is word of mouth. There are some good developments but I don't know them. Be aware alot of construction is going up so fast that corners are being cut. Cheap labour is brought in from abroad and these people have very little if any training and are on a time constraint more often than not.

By the way when you start to get your residents permit process going be prepared for a very frustrating and slow process. Ask here about the medical before you or your family do it. You will need to be prepared. You will laugh about it afterwards but not at the time.

totally over-priced and no one knows how the resale value will turnout, unlike Dubai, Qatar has just opened it's real estate market to expats so no one knows if the properties will depreciate or what.

If you are determined to buy here (and I wouldn't, not yet anyway)you may want to look at the Damac development in Lusail. I think it is called The Piazza. These are leasehold only (99 years)and are due to be ready for occupancy in 2008. You can buy offplan now for about $320,000 for a 2 bed of around 1200 square feet.

Damac have a good reputation for quality but the fact that they are giving away free Jaguars with the property makes them sound both desperate and overpriced.

If you have recently sold a property in the US, congratulations, you got out just in time but don't exchange one bubble for another.

Thank you so much for the quick responses.

Yes, it will be our first time in Qatar.

Unfortunately, I don’t think we can wait 3-4 months. As soon as my husband’s visa is processed, we will have to move.

The housing allowance is included in my husband’s base salary. Although his salary is very adequate, we would want to see if we could avoid wasting huge amount of money on renting an apartment. Therefore, we are thinking about buying.

I do greatly appreciate your advice. We would definitely give it more time before we make any decision as far as buying. Just to do a little investigation, do you know where I can find a list of properties for sale, so I can get an understanding of what we are dealing with? I’ve checked Gulf-Times but haven’t found anything.

Don't. Please, just don't even think about it right now. Is it your first time in Qatar? Get to know the place first, and I mean it, spend a couple of years here and then take a decision.

The property market here is an imaginary pinky bubble that will explode any time. I believe prices are at high peak now. Everything will fall.

rent is expensive cuz property has increased in value along with the sudden increase in demand so be prepared to pay alot and taking it on loans will just make things worse if ur on a tight budget, i hear that after the asian games rent will go down ( not property value ) so u should wait 3 4 months maybe a year and then make ur final decision, and as to what u heard its true, u can also own outside these areas but its not full ownership u have to share it with a qatari.
