The true rental or market rate of the place you mentioned is probably the QAR5,500 but the landlord just kindly gives you a discount on the rental. This is where you go through an agent whom the Landlord trusts, who negotiates on your behalf. Doesn't matter as long as you get a deal you are comfortable with and have the terms and conditions of your tenancy sorted out and the agreement with the landlord signed. Sometimes, direct negotiation by you works as well, some of my friends have done it in the past.
