Every body should take care if this commission also. the most important point for agent is to get his mony regardless you like the flat or not, well maintained or not.
It happens to me before 8 months, after we agreed even with owner wher he asked me to bring 12 cheques the next day, accordinghly i paid commission of one month to the agent.
Next day i went to the owner with cheques to finalise the issue and I was surprised that the owner asked me one payment for the year. and deal was not made.

Till now I am looking for the salesman (Agent), he got his money the second day of getting my cheque.
