1. Standard lease duration is 1 year. There are places where you can rent for shorter and some landlords will allow longer durations. You normally pay deposit of 1 month and 1 month up front. Then you give 11 post dated checks. In most banks you can only get checkbook when you get Resident Permit (RP).

2. Utilities vary. You need to ask.

3. It is not uncommon to find direct deals and pay nothing in commission, but estate agent will charge half of the monthly rental as commission.
