There would usually be a certain period wherein you should give notice atleast a month before moving out, try this and speak to the landlord, at end of the day, if he would allow you to vacate, then there wouldn't be any problem. but if he would not, I suggest you propose to find a replacement tenant this way he wouldn't lose any money then I think he would agree.
