Well in most of the flats/ villas semi furnished items are ACs/Curtains/Carpets or tiled floor/Fridge/TV/Cooker/Washing Machine and Cooking range.
Unfurnished means nothing just empty flat you have to furnished everything.
Always better to check with the landlord/real estate what is included and what is not. If items are included then check with them how old is the items in the flat and what are the terms and conditions.
Normally, in furnished flats the landlord is responsible of replacing electronic items if any is damaged.
