The contract means that you are honor bound to pay the entire value of the lease for the contract period.
If you sign a lease for 12 months and want to leave after 1 month, you cannot recover the 11 post dated cheques given to the real estate agent.
However...
If you really want to leave the flat, but stay in Qatar, you could sublet the flat (technically not allowed) and the new tenants can pay the rent to you, and then you can live elsewhere. That way no one knows you've moved out, and the rent continues to be paid by your cheques.
If you leave Qatar you can take a letter from your sponsor confirming that you are leaving the country and the real estate agent would waive the outstanding rent (although probably you would forfeit the amount paid in advance as a deposit).
If that doesn't work, and you still want to leave Qatar (never to return), tell the real estate agent you are going and that there is nothing they can do about it (there isn't anything they can do about it) and then a day or so before leaving you just close your bank account and go.
