We staying in villa for past 3 years. We are paying very high rent. We have been sharing the villa with 4 families. Now as rent is coming down all families sharing with us are leaving. Now we cannot afford that villa, but we have given cheques to the owner till April 2010. He did not gave us the renewed contract. Now we want to leave the villa and the owner is not agreeing for that. Is there any solution for this? plz advice me...

I'm afraid, if you've signed the contract (even if you don't have a copy of the same), leaving the place would be a breach of contract and the owner has the right to take the matter up via legal proceedings.
Of course he may not do that as claiming for damages is a costly affair (around 8% of what you owe him till Apr2010 will be the court fees that he has to pay, including registration and other charges). If he takes up a lawyer to fight the case, it is another additional expense (somewhere around Qr.10,000/-).
The case will typically take around 5-6 months before he gets the verdict. Moreover, it is not always the case that the verdict will go in his favor. If you are summoned to court and explain the situation and prove you genuinely can’t pay (showing salary/expense slips/bank statements etc), they may even let you off. Of course you must have it clearly mentioned in your contract that you were permitted to sub-let the house out, else the case will back-fire against you.
So taking all these into consideration, I'm pretty sure the landlord too knows that it is in his best interest to let you go peacefully and settle the matter out amicably.
It would be a good idea to tell him as a last resort that you will pay a small sum to him to close the matter.
