Signing a rent agreement
Hi everyone,
I have to sign a rental agreement. Got the draft copy. It pretty much states that i as the lessee have no rights whatsoever :)
Ok, the clause i am concerned about it is:
".... the second party can't terminate the contract in between the contract period.".
I heard that usually there is a one month rent penalty that lesee can pay if he wants to break the contract before the end of the contract period.
Also, there is nothing to protect the lesee in the situation of leaving the country. The sales people of the company said only verbally that company will consider the situation pragmatically when it arises but refuse to specify such situations on the contract.
Is it possible that the owner would change the wordings in the contract? Or am i thinking too deep and should just ignore such things?
Thanks a lot for any comments/advice. The company is Emadi.
Regards,
Man just go an see the managers... They do listen to you and may not change but surely modify them a bit... This happened with me.
I have signed up a flat with Al Asmakh. The clause was I have to pay the entire rent if I break the contract. So I asked the same question what happens if I leave the country for good? They said verbally that u only have to pay one month penalty. However the agent refused to write it in the contract. So I said then its not possible for me to sign the contract. Then he reffered me to his manager who did modify that clause to say as mentioned verbally. Also I had some confusions regarding the other clauses so they did modify them to some extent... One tip. They are here to do business. At this point there are too many apartments around for renting so just stand firm on your ground... ask for some modification... It works..
my contract has a clause for giving 2 months notice if i want to leave. contract is btween me and owner via al-asmakh.
put your condition at the end of the contract as special clause
Hi there, As a property consultant, normally all the contracts in Qatar are unfortunately in the favour of the owner. You could change the clauses, if you were in direct contact with the owner. But in this case as you are leasing a property from Al Emadi, they shall not change any clause for you, but "MAYBE" if incase you wish to leave the house some time in the middle of your tenure, my advice is to give a 3 months head on notice as you might be able to avoid the the penalty of one months rent or put some other tenant in your place for the remaining period of the contract. A contract can be cancelled immediately if incase you get terminated from your company on which you need not pay any penalty. Best of luck.
