Dear All,

We are looking at an apartment in Lavender Residence behind Al Mana Towers. Can anyone give us suggestions about this place?

I know it had been 3 years since you asked. I'm writing just to inform about the current situation. To summarize, run away from Al Jassim (AJG) and Lavender like hell. I'm living there with my family since 6 months and having problems from the day one.

Here're the details:

- Bugs everywhere. I'm killing 4 bugs / day. I've planted pest control units myself, they didn't do. But even it doesn't help a lot because bugs are way too many. They keep coming from other flats. My daughter is terrified of them. Hate this.

- Dirty, old, unstable furnitures/stuff. Everything is breaking down. I need maintenance like once in two weeks. I had to clean all this dust raining curtains that Tom mentioned myself when i moved in. They didn't do it.

- They couldn't fix washing machine for 5 months. I filed complaint forms many times, spoke with different people from the company etc. After many complaints they replaced it with another used one from another flat which is completely not working and even worse it is locked ! My daughter's clothes has rotten in it. After many threats, they've just replaced with a new one !

- The dish machine isn't working now. I guess i need to argue with them for another 5 months to get a new one.

- Did i tell you that they charge 8.5k for 1br flat now? And they increase the rate once in 3 months 250qar. Too much for such a crap flat.

As a result, NO CUSTOMER SATISFACTION at all. I just HATE my flat and I can't terminate contract and escape because they'll charge penalty (Although there is an obvious violation of the contract because they can not fulfill "furnished" status of the flat)

Shortly, STAY AWAY FROM LAVENDER RESIDENCE and AL JASSIM (AJG) Real Estate

It is in nice location and buildings seemed well maintained before I moved in.

When I moved, realized curtains were dusty completely (you touch them and you would see dust in the air), I saw around 50 cockroaches in kitchen (I opened cabinets, moved fridge and oven, so this number is not made up), all furniture had cracks, stains, mattress was full with stains. I asked landlord to fix these, and they said they would not change this and that and would only do pest control. Later they said, they did the pest control when I was not at home but it was not done at all. So I had to spend 2 hours everyday for a month to clean each and every hiding place of cockroaches, apply medicine, bleach whatever and fix all the furniture so cockroaches can't live in these places.

So, what I can say, if you dare to do your own maintenance and even the pest control, you are welcome to this place. By the way, I went to this company for 2 weeks everyday as well to bring them in for pest control, all was promises, tomorrow and noone even called me once. Their motto I believe is 'leave it for tomorrow and never do it, and tenants will fix it'
