I am not leaving Doha but i have to look for smaller place, bec. the house is so big for me and my two kids, we're leaving in a 4 bedroom villa with living room, dining inhouse kitchen, outside kitchen, upper saloon with maids room store room and ample yard space and garage.
On a rising rental market, the landlord may be willing to let you go without penalty so that he can move someone in at a higher rate. On a falling market, he may try to force you to stay the term. If however you are leaving Qatar and closing your bank accounts etc, then I am sure all you need do is to give him as much notice as possible. I suggest you talk to the landlord.
read the contract n u get the legal ways .. like giving prior notice limit or any ammemndments ... ur contract should explain everything ... otherwise there is no breach ... but be carefull there is cases of fraud if u play with rules but violate any other laws ...

some contracts stipulate. minimum penalty such as
1) 2 months plus handling fee
2) minimum payment (around 20%-50%) of remaining months
3) pay in full the remaining months
Of Course you can breach your Contract. Consequences ?? Check the Actual Contract and it should tell you .
