Best compounds in Doha

Now that I am been here a couple of months, I will soon need to leave the apartment my employer provides for temporary housing.

I am hoping for some suggestions about the best compounds in Doha. My family will be joining me, and we have a couple of young kids. What I want are good facilities, safe construction, and what seems to be most important from what I have read on QL: good maintenance and management. I don't want to spend my weekends repairing something I don't own or hassling the owners to do it.

Price is not a big concern. The company will pay up to 30,000 a month including utilities. It is a use-it-or-lose it benefit, so I don't get to keep any savings so no point in trying to go under the cap. The main thing is finding a good place.

Any suggestions of specific compounds. Experienced-based replies would be most appreciated. Realtors please don't send me PMs, because I have to go through the company agent.

Oh ignorance is such bliss about living in Doha..

Just love all these posts of inquiries.. huge expectations in the land of Qatar then reality hits.. big time.

Great feedback from agents I might say.. and to those looking ... you have to bite the bullet and just get out there for yourselves and look at what is available. Some good, some bad, some expensive and others reasonable. Lots of things to take into consideration!

Thank you - that is really interesting and helpful information. may I ask you a question? My husband and I are currently looking into a possible move to Doha from the UK. We would be looking for at least a 4 bed property with good maintenance, in a relatively quiet area, possibly near English curriculum schools (we have 3 kids). What sort of rents could we expect to pay each month for properties that would meet these criteria?

Thank you for your thoughtful response and the pointer to the Townhouse. The townhouse looks wonderful from the pictures. However, we prefer the villas for the space and the yard and the privacy. We would be ideal renters though, since we are just the two of us, no kids, no pets. I understand there are about 34 villas that are nearing completion. So, if anyone is looking for a professional couple who will maintain their villas in good order, we are it. Let us know if one comes on the market.

The stand alone beach front villas can vary in quality, as all are privately owned and constructed to order by individual owners, a little like West Bay Lagoon,where the master developer dictates the finish of the exterior but has not control over the internal finish.

If you find a nicely finished one, chances are it will be at the far end of The Pearl,meaning prices will be reasonable. If you wait for the development of the immediate area, prices will obviously increase accordingly.

We presently have no stand alone villas on The Pearl, but do have a well located 4 Bed Townhouse, just go to mirageproperty.com, Ref: THM624

Hi Newbie,

I know little about RasGas specific housing guidelines, but, if in line with other oil & gas companies, they will offer compound villa accommodation to families or senior staff.

Batchelor employees would normally be housed in an apartment complex, usually with facilities such as pool, gym etc.

We have a small 10 villa compound, managed by ourselves, about 10 mins drive from Landmark and very close to where the new Ikea/Festival City site is being built. It has easy access to the Expressway (D Ring) and is close to London Intl School.

It's presently full but we have a villa coming available in next couple of months. There is also no issue with dogs, as long as they are kept under control.

Not sure if this fits as unsure from previous posts when you are arriving in Doha.

If your child is already of school age I advise you to find the school first and then look for a villa nearby. School places are very hard to find here.

I have had an email with regard to one property from Amanda at Mirage.

I have been looking at that exact spot either Al Markhiya, Al Gharrafa, Landmark. So if you have anything else let me know. A number of my new colleagues are living in Al Gharrafa.

We have 3 dogs. One large Labrador and 2 medium cross breeds. Dog friendly compound essential i'm afraid.

Would be good to have a school in the vacinity. Have been looking at 4 schools. Any ideas on International schools in that area.

I am married but if we can, it would be nice to use one car but not essential.

Any help gratefully received.

Would be delighted to assist in your search for a suitable home. With your proposed budget you'll probably need to consider living just outside of the West Bay area, where Ashgals office is located. Locations around Landmark Mall would be good for yourself as there are plenty of villa compounds to choose from in Gharrafa and surrounds.

There will be an issue with the dog in some compounds but not all, much depends on size and breed.

Do you need to consider schools or just work location, also, assuming you're married, will your wife be driving as this will have an impact on location if she doesn't drive.

Regards your query, much will depend on where you will be working and which school you're hoping to get into. This is important as the daily commute can be pretty horrendous here.

As an approximate guideline, for a good quality 3 bed FF villa, in a reputable compound, you will pay anything from QR15,000 to QR25,000pm depending on location. For a 3 bed FF apt or Townhouse, again prices can range from QR12,000 to QR25,000pm, with the top end being for 'The Pearl' Townhouses.

In the past there was little variation in price here due to a housing shortage and the quality of accommodation being much the same wherever you looked. However, in the past 3 yrs, developments like 'The Pearl', West Bay apartment blocks and a number of better quality villa compounds have meant there is now a widening price gap between 'Prime' residential real estate and everything else out there. As prime housing is in fairly short supply at the moment, you'll find it leases for a premium.

Hopefully, we will find someone who is interested in renting to a professional couple with no kids or pets that will take care of the villa.

Thanks for the enquiry re our Al Waab compound. You have no worries regards isolation, the compound is interconnected with our existing Al Waab villa compound which was built 18 months ago and is fully leased. Additionally we have a waiting list for the new apt compound meaning over 50% of it will be leased upon launch. Unfortunately, in your case, all of the 2 beds are effectively reserved and most of the 1 beds, but we still have a number of 3 beds available.

We will be taking reservation deposits within the next week or so, as we get firm up a definite start date. We will then have a better idea of actual availability, as some who tentatively reserved a while back may may have found elsewhere.

If you received no response to your propertyfinder enquiry, I must apologise, as we have had some major issues receiving emails from their site over the last couple of months. This issue has recently been resolved and we are now receiving all enquiries.

there are a good range of villas available around the Aspire area, however you will struggle to find a decent one for under QR11-12,000. It's worth looking at Gharrafa area, further from Aspire but still within easy reach, you can also still find villas around the QR10-11,000 budget.

Flatwater I am not an agent or working for anyone but a fellow US expat. There is a great community of expats living at the Pearl. It is very convenient socially to live there. As far as furniture goes you can get some functional stuff here. With two of the major malls here closed there are a couple less options but still easy to get a placed furnished in a couple days. We flew to Dubai for the day and ordered from IKEA and the items arrived about 3 days later. Many of the apartments here are offered furnished.

Beverly Hills are usually pretty good, especially Beverly Hills Al Rayyan-- MASSIVE pool with two shallower sections for kids, as well as a second smaller pool, 2 gyms, coffee shop, squash courts, tennis courts, basketball court, clubhouse, dry cleaner, grocery store (that delivers), and decent maintenance. There are villas and flats there too.

Wow! eight bathrooms! That is not what I had envisioned.

We tend to entertain for business and for pleasure. We would probably look for a well appointed, four bed room, house with an open floor plan for entertaining. Hopefully, we can find a house that fits this description in the west bay lagoon area. I believe this is the area where most of the embassy staff live. Is that correct?

Twenty years ago, we did an offsite assignment in India. We had our two kids in tow, and could not find an international school of any consequence. So, working with the consulate staff, we helped start the American International School in Chennai, India. It opened its door at the Russian Cultural Center. Our kids were among the initial cohort of seven students, I volunteered to teach and my DH served as the founding board member. Now, I hear that the American International School in Chennai is this sprawling complex. I think we would enjoy living in an environment where we can get to meet interesting people from all over the world, develop new friendships, and contribute meaningfully to the community that we live and work in.

Domestic assistance is essential. If it is a small place, you probably won't need a full time maid, and it is easy enough by word of mouth to locate someone to come and clean a couple of times of week.

If you are considering the hotel residences, you might like at the Grand Hyatt in West Bay options. They have a variety of sizes, good facilities, and a nice little beach. I was there for about six months. The downside of these places, however, is that it is hard to develop much of a sense of community with the high turnover--mostly people passing through for a couple of months. If you go the compound route, it's easy to settle in. Just select a large compound--better facilities, usually better maintenance, and more choice of new friends. The larger compounds will have a nice pool, clubhouse, restaurant, small park, gym and tennis courts. Ours has tennis coaches and hosts various socials for the residents. You'd have to go out of your way not to make friends.

Plenty of people in your demographic, but most expats seems to have children in tow (but then I have young kids and that's my very narrow world). My advice is to use the weekends to travel regionally as much as possible. Doha's airport is a good hub with flights just about everywhere. Those couples I know who are kids-free generally do this and love it.

My housekeeper has Fridays and Saturdays off. By Saturday afternoon I can see my footprints in the dust on my marble floors. I also have eight bathrooms between the villa and pool house. I am SO not scrubbing eight toilets!

Thnx much for your response. We were leaning to West Bay Lagoon as well. Of course, we have only read about it. Another option we have been considering is the town homes at the Four Seasons. It is not that big, but it comes with the turn down services which is a plus!

Not sure we like the idea of having maids and other help around the house. At the same time, we are told that it is difficult to maintain a big villa without help. I suspect it gets a bit dusty and needs frequent vacuuming and cleaning? How do you guys manage? Do you have hired help around the house?

We thought about bringing our furniture with us, but decided against it. Wanted to avoid damaging the good furniture.

By the way, we are a late 40's couple. Are there lot of folks in the demographics? How does one get to make friends? Run into people at the compound? Mall? Other gathering place?

There are a wide variety of compounds available in Doha, but not so many that are well managed and, as you say, upscale. Much will depend on your available budget and required location, if any, with schools not being a concern!!

I agree with Mandi. Al Fardan towers is nice as well (the Al Fardan group owns a number of compounds and complexes, and is generally well-though-of for quality and maintenance).

Most compounds have a fully furnished option. Furnishing here are typically grossly over-priced and lacking in diversity and quality--plenty of exceptions but finding them take a great deal of effort. So if you are planning to furnish it yourselves, you should plan on bringing much of it with you.

We are a professional couple getting ready to move to Doha from the US. Our kids are off of our pay roll (hooray) and on their own. We are footloose and fancy free, looking forward to our first expat adventure in 20 years. We want to make the most of our time in Doha, meet new people, make new friends, take in the culture, enjoy the beauty of the region, travel, and simply have a good time. Our plan is to spend our kids inheritance :)and work and travel and enjoy life as much as we can, while we can.

Could you recommend

1) a well managed, upscale, cosmopolitan, friendly and outgoing compound to live hassle free?

2) if the place is not furnished, can you recommend a place to buy nice furniture and accessories? Or do you recommend that we ship from the US?

3) recommend a few places to take in local arts and culture?

Dear Craig,

I am interested in talking to you as my family and I will move from the US to Doha within the next three months. Actually, I will be arriving in Doha by the end of June. My family will join in late August. I would appreciate some assistance on finding a home, a place to live. I believe I will be working in the Al Saad Area on C Ring Road. We have a 3-year-old son who might start going to school relatively soon. My wife and my son will stay home most of the time, however, they need places near by to go to entertain the little man, grocery shopping, all of this in a safely manner. I am concerned about driving patterns in Doha.

We have not sorted out the dilemma of bringing our furniture with us or leaving it here. We are more inclined to take it with us, nonetheless, your help on this issue would be appreciated.

I read your comment dated on 14/6/2011 and coincides with suggestions from a friend's friend who lives in Al fardan 1 and my on-line finding of Le Mirage Properties (Executive Apartments, Villages, etc.). I actually sent a message to Le Mirage Villages via their website but I have not heard anything back from them. This was several weeks ago.

I would appreciate your attention to this message immensely. Thank you very much in advance for all help lent in our home hunting.

Group at one oftheir schools (Al Maha Academy for Girls). When I inquired as to where I would live, they stated that they had 3 locations and I would be paced at one. What is the names of their 3 locations. What do they look like? The accommodations would be just for me.

Hi, My names Craig, I am MD of Mirage Properties, both a real estate agent and landlord so offer our own properties plus those of other landlords.

I agree with a lot of the advice you have received so far and can add the following impartial advice.

The Pearl, although stylish and sophisticated is not a great place to raise your kids, more suited to couples and singles looking for 'cafe culture'.

Al Fardan Compounds are well built and very well thought out + well maintained. The best being Al Fardan 1,2 & 5, although Al Fardan 1 is in an horrendous location close to the airport, where traffic is a nightmare. AlFardan 2 & 5 are located close to Villaggio Mall on Al Waab street, they are a little further out than most but close enough to schools and amenities not to be too much of an issue and the quality makes up for the extra distance.

You may also want to consider Green Village, on Al Waab St, which is an excellent compound but rarely has availability.

You then have the West Bay area, either West Bay Lagoon, where you will find stand alone villas or small compounds of 6-10 villas, located close to the beach, spacious but little in the way of amenities for the kids, here you're paying for location.

Close to West Bay Business district you will find some older compounds such as Al Jazi Gardens, one of the original compounds in Doha, but still one of the most sought after. This is due to the size of the villas, the facilities and the fact villas have real gardens as opposed to yards.

All of the above are compounds owned by various landlords/developers who work with us and other agents.

Additionally we have 'Mirage Villas - Al Waab' a brand new compound of just 40 villas which we manage and maintain ourselves. Released only a month ago and from client feedback so far, the standard of finish is better than anything you will find here in Doha. Although a small compound in comparison to the Al Fardans and Al Jazis, we have packed in a lot of facilities and have a beautifully landscaped pool area and great Club House. The compound is on AL Waab St, located close to the Doha Expressway, Villaggio Mall and is 2 mins drive from 2 of the best schools in Doha, The American School & Doha College.

i wonder why no one mentioned albustan villages near ramada hotel. it is one of the oldest and best maintained compounds i have seen. space between villas is better than alfardan, nd the location is central. only problem will be availability.good luck frenchie

deedee is right pick a compound which is closer to the schools and easy accessible for you to your work place. One thing no one above mentioned above is your budget and how much you want to spend per month on a decent accomodation. Cost will play a major part in your decision. If the cost is not an issue then what the people have suggested above seems to be a fair representation of the compound in Doha.

your children's school. You won't be happy living in AlFardan 1 (near the airport) if you work in Ras Laffan and your kids go to school at DESS. Location of work/school is VERY important.

I have looked around some expensive compounds and these little horrors were visible even there. Why not let your company agent give you a list and go visit, and go visit alot of places until you are happy. Make sure the pool is well maintained and clean cause your two will be in the pool alot. Reasonforsmile is correct, try to get somewhere near and aroundabout villagio so you and the family can get to the shops and entertainment without having to sit in traffic and its only 40 minutes to the beach. You will not be at the beach that often anyway 'cause its too hot so not that reasonable to live near one. The Pearl is very impressive but more for the single crowd and I dont think your kids will be impressed by it unless they like to flex the plastic and parade around in their best threads in the cafe's. When you find a good compound spend some time chatting with people at the pool before you decide to move in. Dont focus on a fantastic lookin place focus on where your kids will be happiest then you will have a quiet life. Anyway, with that sort of money you can get a fantastic place and the maintenance should be A1.

Than try to look something near Villagio or Hayat Plaza road.Or try to look something near Holiday Inn.Everything desired by young kids and big family is available nearby..Sea Sea Sea.What is important with kids a good grocery store with a big multiplex and stadium nearby or sea all the time???

I agree with Frenchieman, Al Fardan are pretty much the best in town. There are also some nice villas in the West Bay Lagoon, I think 30.000QR will get you something decent, maybe with beach access ,there.

I am not a big fan of the pearl, but at the pearl you can get townhouses and great facilities, not necessarily an apartment. Also, not all buildings at the pearl are the same. Quality varies depending on the developer and on management company.

You can also, rent a stand alone villa at the west bay, with a pool and a lot of space.

Al Fardan has decent compounds all around Doha. It all depends on the kids' schools and proximity to your office.

Your best bet is to find a good real estate agent and have them find you a place that suites your requirements. If you like, I can share some contacts with you.

No place I have seen is great, but the Al Fardan group is decent and better than most. They have four or five large compounds in various areas. I've been to three and they are very similar as far as I can tell.

Avoid small compounds, because that usually means less facilities and bad maintenance that is not on site.

Some idiot will instinctively say the Pearl, but quality and maintenance varies enormously there. It also means apartment living rather than compound living. IMHO there are better towards in Doha if that is what you want.
