Rent dispute!!!!

My contract is valid still september 2009. But i wish to vacate the flat in April.Land Lord (sub contractor) says that i have to find Someone or to pay 1 month rent. I Have informed him verbally in Jan 12th and have handed over keys to the flat in March even though i still occupy the flat for him to show it to people.
I was informed that Land lords contract is expiring in June with the Owner of the building. But he has taken my cheques untill September.

Now he says that he will only make agreement with new parties only for 3 months (till June) I cant find any one under that condition. Why didnt he inform me at the time he accepted my cheques till September 2009.

is my contact valid,, What legal advantages For me....

informing the sub contractor is done only verbally,,will this be valid at the committee. and Main door keys are handed over too in March 3rd.

Thank you for your words of comfort..

I Am still in good terms with the sub contractor..

He is insisting on a 1500 Qrs penalty after i find a person for the flat at 500/= Qrs less and asking me to pay for the shortfall for 3 months.

Still he has not given any notice to other tenants of the flat abt their expiration of contract with the property owner.

As a property consultant, I would suggest you to freeze the cheques, and according to law you are supposed to give a one months notice which you have done, there should not be any penalty involved, if the owner were to charge you a penalty you can go to the police and lodge a complaint.
