terminate a rent contract. HELP !!!

My husband and I moved in an apartment a few weeks ago.
He sight a contract a paid 3 month rent.
19.000 riyal exclusive housekeeping which is an extra 1000 a month.
The place did look good in the first place, but now the complains are starting.

When my husband have a shower ( in the bath) the floor will be wet because the water spill over the bath.
There is a glass door, but that does not help.
Therefore it is slippy in the bathroom.
He has to be very carefull when he gets out of the shower otherwise he fell down on teh wet floor.

It is also very noisy from the traffic on the street.
In the middle of the night I wake up because of police/amulance passing by.
Sometimes it feels like we live on a race track, so much noice !

Housekeeping is also not that clean.
Laundry have to come back before 7.pm whebn I sent it out before 9.00 am.
But it doesn't. I am still waiting for the laundry I send out 2 days ago.

The pool is out of order for almost 2 weeks and won't be ready befor the 15th of April. ( hopefully).

And the worst thing happened last night.
A huge tile ( stone) at the wall on the balcony came down.
If I was at that time on the balcony it could have killed me.
So big was that tile/stone.

So my question is, do you think we can terminated the contract with above complains?
My husband has the contract not given back to the reception because they need a stamp from the company.
He won't do that because we pay by ourself and the company only pay us 10 thousand a month.
The contract is already signed by the apartment people and my husband.
The contract is signed for a year.

What can I do about this?
Can we leave and demand to get the already paid money for the coming two month back?
Or is there no solution and do we have to stay for the coming eleven months?
Hope that somebody can help us.

Richard - Advertize for someone to take over the remaining period of rental period.

Or ask them to refer any potential tenents to you.

I tried to break my contract today. I hate where I live and want to go and live in Charan's hood in a crib in his building. I spoke to the Sheikh who owns the dump where I live (its brandnew but really bad). I can only get out by giving one month's notice and paying a penalty of three months rent.  It really sucks but I am stuck there unless I pay the penalty.

Wel, indeed, he had no clue about the rate.

Actually he doesn't know in our country at home what things cost.

He leaves that to me.

except in this situation he aranged it.

And when you travel a lot you will get mixed-up with al those strange currency. At least we do.

Housewife - I am sorry to say but your approach to living in a different country seems very naive.  'maybe he did not knew by that time how much 9000 Riyal is'

Now you have two choices

a) get wise and get tough

b) do as charan says and go to the comfort of your own country

 

Either way it will be an experience you can learn from

Get your yellow pages and call estate agents and let them take you around and show yu what Qatar has to offer. Then you can decide.

Ifthe clothes rack shows above the balcony that is right.

There is an cloth rack in the apartment but I am not alowed to put it on the balcony.

I already recieved a letter from reception that it is forbidden by law.

because people can see it when they walk on the street.

 

I use the housekeeping from the apartment.

 

But when we pay now 19000 for this place, how would f/f apartements look like when they are just 10 thousand?

Are they on a compound? Do they have security?

Or do I expect to much for that amound?

This might have been but in your shoes I would go and search for an appartment while you have the opportunity and you will find food ones for QR 10.000 perhaps even less.

I know they will not let you hang the washing over the balcony but go and get yourself a small fold up clothes hanger and put in on the balcony it won't be seen and you can dry things in that way.

"Housekeeping is also not that clean." are your words so I assumed you are using the houskeeping services!!

We have a washing machine here in the kitchen.

Breakfast is not included, so is no housekeeping.

Only for shortstaying guests.

 

That we are paying the 9000 by ourselfs is because my husband aranged this. But maybe he did not knew by that time how much 9000 Riyal is.

The company had a place to stay which they would pay for ( 10 thousand total a month ) but that place was a dump, regarding my hubby's words.

Why are you washing the housekeeping that you are paying for will do that on a daily basis.

No I would not pay that out of my pocket if you read my post properly, how on earth can you save money.

It was and is an extremely bad decision to go for that kind of thing if you have to pay so much money on top.

I told you there are washing machines and a dryer on the roof no need for you to wash by hand and if you do put them in the dryer.

Even if you did not know QL there are Gulf Newspapers online and you could have researched about housing.

QL can not make decisions for you but can support you with their experiences in Doha.

You see if you want to have all the things such as pool, housekeeping etc. you will have to pay no doubt, but if you want to save money go for a simpler kind of life such as a 2 bedromed appartment where you do your own cleaning and cooking and laundry. Some appartment buildings do have pools by the way.

We have bathmats, but they get wet all the time.

I wash them every day and dry them in the apartment while outside on the balcony is not alowed.

 

Earplugs???  Then we won't hear the alarm in the morning.

 

I don't say I don't have the money, but would you pay every month 9 thousand riyal by yourself for renting a place?

That is almost 1600,00 euro.

Thats go of of your salary !

 

And I did not knew of Ql before.

We knew not that long that we would come over here.

So not much time for preperation.

Good Morning sunshine, yes as far as I understand they are but Mirage is really not for long term it is quite nice but needs a little more attention. I think event the breakfast is included in the price.

If you want to save why spend an extra QR 10.000 out of your own pocket.

Anyway they have a management staff there and they will listen to complaints.

Le Mirage is an exclusive apparment hotel and not really designed for long term stay, however, some people do.

It is on a main street and a cross road and also not far from Hamad Hospital hence ambulance noise - windows here are mostly not sound proof so for people who want a quiet night not optimal. Better to look for an appartment somewhere else and make sure the bedrooms are not on the main road.

Cleaning services are ok and if you are not satified you can go downstairs and complain to the reception they will come an check it and rectify if necessary.

Go to the reception and complain about the laundry not being returned again they will do something about it.

Glass windows across the bath do not protect the water from running this is the case with nearly all of them and as far as I know (I lived there 2 weeks) bath mats are supplied if not again complain to reception they will rectify it.

On the roof there are washing machines and a dryer so if you need your laundry in a hurry you can do this yourself.

You will need time to find another appartment and at least you have somewhere to stay just now until that time, however, talk to the Managment that you are not satisfied with the appartment they may have the possibility to find you something else.

In any case if you are clever yuo will tell them you are leaving the country and have to terminate the agreement - they would have to proove otherwise.

One thing I do ask myself though, is if your are only receiving QR 10.000 from the company for accommodation why on earth would you take an apparment where you have to pay nearly QR 10.000 on top, this is beyond my understanding.

You don't have the money to rent anywhere better.

If you had checked QL you would have seen a lot of info about rents.

Housewife, i feel your plight, we went through the same when we just moved here. stayed in an apartment that was not as good as it looked on the outside...i know that if you complained and the landlord refused to fix the house, then you can take it to the authority linked to housing. if you are paying everymonth and landlord is not taking care of his own side of the deal, i know the court here can end the contract for you if you so wish... good luck to you...

But then the next question is, where is a nice play to stay?

We only get 10 thousand from the company for housing.

So the rest we must pay by ourselfs ! Ridicilous, anyway.

If we knew this on forehand  I doubt if husband would accept the job.

I hear left and right that people come to Qatar to save money.

This will cost us money.

I believe you need to issue a letter with the various complaints pertaining to the flat and facilities (not the traffic noise).

 

request that all tiles be checked to ensure that they are all secure requesting for a letter of guarantee that no further tiles will come down. Ask for the bathroom issue to be resolved urgently due to issues of safety. As for the housekeeping, advise them on the poor level.

If they fail to come a resolve the issues, you could try going down to the municipality committee linked to tenancy and lodge a complaint.

 

From what I understand, they will inform the landlord that you will rectify the issues and the monies associated shall be deducted from your rent.

 

As for trying to get out of the lease, I am not certain.... try with the landlord verbally.
