Landlords/Properties beyond the hype

What can be done when you rent a place in Doha, paying a high price because of the facilities and amenities, but discover that the maintenance and repair of said features means you don't have access to them for weeks or months on end?

My wife and I moved into the Pearl last spring and have been generally happy with it, except for the fact that the Pool has been out of commission for the month of August and much of the equipment in the gym doesn't function properly. We have complained to the rental agent, the property management company, the concierge and the maintenance manager, to no avail. The landlord doesn't speak English, I am told by the rental agent, and I am not sure our dissatisfaction has been communicated to him, but he is happy to collect his rent on the first o every month. We have been told that other pools are also having problems and are leaking in the parking decks. We have friends in another tower who have not had their wading pools and jacuzzis working for several months.

What recourse do we have when amenities are out of commission for weeks or months on end? Should we be stuck with full rent when we can't even enjoy all of the facilities we rented?

I asked management about the reopening of the pool scheduled for tomorrow and was informed it would now be after the coming weekend. At first we were told the 18th. Then the 23rd. Then the 30th and now September 5th.

Your "facts" and "truth" sound like the typical management shyte, mate.

Thanks for posting this thread. What I have learned is that beneath its glitzy veneer, the Pearl a poorly maintained dump. I had thought about sub-letting a place there after enjoy a couple of meals there, but thanks to you all's comments, I am going to pass. Nothing is better than a well-maintained compound or complex.

The pool mentioned has been under repairs for 3 weeks as the contractor has been delaying it due to short working hours and will be finsihed this week as we understand, and yes it has inconvininced residents, but saying that equippment and other things are not working is just not true and unfair ,

Living on The Pearl is great, as many residents will back it up,yes there are teething problems, but that is the same in every new tower or a new community no matter where you are

Move if you can. If you have a contract, look closely at it. If it includes access to these amenities, then point out they are in breach of it by not providing it. There are good places in Doha, but it depends far more on the management than anything else. The Al Fardan group of compounds are generally well maintained, as is our experience.

Oh the many stories that I hear about these Pearl apartments. For some reason I'm not supporting it - at all.

the landlord should be concerned as UDC is charging him annual utilities fees that includes the building + unit maintenance which can reach 60k per annum

and I just spoke to my wife about the possibility of moving and contesting the lease if the deadline of August 30 isn't met (which I know it won't be). I'll contact the rental agent who represents the landlord on Sunday.

I think it is the contractor's fault as well, especially with slow repairs. The main problem seems to be that the owners don't live here so they are not that concerned with the quality of our living experience. All the landlords are different and apparently everyone is getting the same excuses. It is not really the landlords' fault in my opinion but they are ultimately responsible for providing what we contracted for and they are probably the ones who can best put the pressure on UDC to act quickly and get something done.

My wife and I have checked the pool several times a day for the past few weeks and have never seen anyone even working on it. The tiles around the perimeters were torn up over 2 weeks ago and nothing has changed o been moved from what we can see.

My wife was swimming every day and now hasn't been able to do it all month. I used the pool after my workouts a few times a week and am royally pissed that the repairs have not been completed in a reasonable amount of time. We tenants are being told "it's Ramadan, so don't expect anything to happen in normal time" but it's not Ramadan for my rent. In fact, my landlord has cashed his rent check up to 3 days early the last few months (even though it is written for the first of every month). I didn't mind when we had everything we were supposed to have, but now it makes me feel like we are just being taken advantage of. The hottest month of the year with no pool?!

Every tenant I have talked to has complained to their landlords and are all being told the same thing. Inshallah next week. But I looked at it today and I know enough to know they are at least 2 weeks from operating presuming they actually found and fixed the leaks (and there is no evidence they have).

Our lease runs through next March and we really don't want to move again but we also don't want to be taken for a ride by paying this much in rent and not getting what we are paying for.

If i may ask, who's paying the annual utilities fees? is it you or the landlord?

By genesis• 28 Aug 2010 00:07
genesis

But why should the unit's owner be responsible?

shouldn't it be the responsibility of UDC , since they built this crap

I would say move somewhere else. But make sure everything works before you move in. And talk to other tenants, to see what really is going on before you move in.

certainly you are not the only family staying in the tower. in your tower, there must be others who have the same grievance. you may talk to them and propose writing a letter of complaint to the landlord taking their signatures in it.

copy this note to the concerned ministry (there should be)and follow up jointly.

If you can, you can contact the police because they are breaching the contract. according to the law they have to provide whatever they mentioned in the contract. You are paying a healthy full amount to them for all the facilities listed. If water is leaking, tell them to fix. If pool is not working, tell them to fix. Such people knows how to play blame game very well by saying anything or dodging you.

If still nothing happens, do not or pay less amount as a rent. This trick also works in qatar
