Yellah, all rents fall down! I read this in Arabianbusiness.com. I hope rent go down faster. It make living in this country more pleasureable.

Rental market prices in Qatar are in for a battering over the next two years due to an oversupply of accommodation, a leading real estate investment expert has said.

Nasser Mohamed Al Mansoory, CEO of listed-company Qatar Oman Investment Company said there were currently 15,000 apartments ready for occupancy across Doha with no takers.

And with many housing projects in and around the city which are coming up and expected to be ready for uptake by next year, the situation is set to get worse, he told The Peninsula in comments published on Monday.

He told the paper: “I wouldn’t be surprised if over the next two years (by 2010-11) you see the rents in Doha back to their previous levels to QR1,200 ($330) and QR1,400 monthly.”

Already, two-bedroom apartments whose going rates were QR8,000 not too long ago, are now available for QR5,000, he said.

“See the newspapers. Their classifieds are full of ads for all categories of vacant houses day in and day out, clearly signaling that supplies far exceed demand,” he added.

He claimed the population of the country had fallen from 1.9 million to around 1.6 million.

“These are the latest figures. So, with so many people having left, where do you think the demand is going to come from,” said Al Mansoory.

He said there was a similar situation with office space with supplies outstripping demand.

One thing which I cannot get over here in Doha.When they advertise "family accommodation". One bed room sitting room etc. Family accommodation 1 bedroom? Where the hell is the family going to sleep, when we talk of family we mean kids or may be also Parents or may be inlaws. Are we going to bundle them all in a shoe box sized room?The worst is, if those rooms where massive I wouldn't mind may be you can partition them,and each one get a fair share but they are tiny and what gets worst "Family accommodation", 1 bedroom, 1 sittingroom , 1 kitchen and guess what 1 Bathroom. So every one has to queue up for the bathroom. Some cultures, some nations(no disrespect) have a habit of bundling a football team in one room back home. But this is Doha and thjere are loads of property available here and we have multi cultures and this should not be imposed on the rest of us.

It really makes me sick to go and visit a houuse and see a room which was originally big has been partioned and now rented as a room extra to make more money. or they take a villa and plit it into several one bed room family accommodation, sometimes even the Bathroom and Kitchen is shared.

I went to look at one of those villas last year and it was 8,000 QR for one of those "two bedrooms, no living room, bathroom and makeshift kitchen." :S I walked in and walked right out.

Same here I got here in 2002 and i was paying for a 2 bed fully furnished flat with satellite in Musheirib for Qr1500.No partitons, big rooms.

Actually I went to visit a massive villa yesterday near Landmark, let by an arab.Same thing it was chopped up into pieces.Even the kitchen was out in the corridor.So Is suppose it is the same Arab or not they have all become Greedy.

When I came to Qatar in 2004 , We got a nice villa 3 BR , 2.5 Bathroom big kitchen no partitions for just 3000 QRs.But I can't imagine getting a decent single BR flat for the same price now.

The real estate agents mint money like anything.But I feel the rents are much better(note:not reasonable) if the real estate agent is an Arab(Arabi speaking).The house is atleast decent enough.No partitions.

These estate agents are taking these villas direct from the landlords for very Cheap and making a mint on them after they have split them up into pigeon holes.

Yet because of the need and demand in the market they are able to rent these properties.

yes Einstind this is what i am talking about, they cut these villas into so many small piece they are not worth the price they advertise them for i mean they they take a normally big room use top board and split in and rent it as a two bedroom.so for those of us with furniture who were used to having space, end up in little mingy birds nests as you put it. its unbeleiveable i went to visit a school the other day in Garraf that has been converted into accommodation. A class has been converted into two bedrooms, smalll kitchen and bathroom going from 2200- 3000.I don't call that a drop in price I call that a rip off.

My current place is big with big rooms for the kids and a big sitting room the only thing is the landlords got greedy and raise the rent and intends to do so again since he claims it was far too cheap before. If these real estate people get my place they will hack it up into little rooms and rent it. My sitting room can make two of the bedrooms they are advertising.My kids bedroom too.so they will take a two bedroom villa with large sitting room and make it into a four bedroom with a small sitting room. Its really sickening and rent them for Qr3000 + each.That is a rip off not decrease in price

I saw a 2 BR apartment in Airport area F/F.I cannot say it is 2 BR.It is very small(bird nest???).And the real estate guy told me it is 6500 QRs whereas I would say it is actually worth 3500 QRs (JMO) in current market scenario..I hope all these greedy guys learn their lesson fast.

Rents have dropped, at least in some areas. A 5 bedroom villa in Gharaffa used to go for 18,000 is now going for 12,000. Even a slight drop is better then nothing .

I find that many of the cheap houses are out of the way and thus un accessibLE.I mean place like salwea road, abu hamour, where it coud take an hour to get to work.No thank you. But to find good housing locally I find it is difficult.I went to visit two houses yesterday.Both advertised as family accomodation.yet all it was, was two bedrooms, no sitting room, both had makeshift kitchens, one was actually in the hall as you enter, the other outside in the corridor. So again I am not convinced that the rent have decreased.The sizes and styles of houses have decrease no doubt about it. I mean they take these massive villas and chep them up into little pieces making bathroom and toilets here and there.It is unbeleiveable, I mean I have a large familyand a lot of furniture, so these one bedroom and sitting alone what they call family accommodation is not enough. I look at what I have now and try to compare with what I am presented evryday it is a far cry. If the landlord did not put up the rent I would love to stay there

I am optimistically waiting that this news may come true!!

But in reality, there is no much change in the rents so far. In coming years, it is difficult to say because when the accommodation in oversupply, the mass demolitions will follow???

I started thinking how to get out of the contract i signed up last 5 months ago. I got two months free and rest of the 10 months paying 7500 :( for two bedroom flat. i think i can find better deal in this current market.

TO ALL YOU GREEDY LANDLORD/REAL ESTATE AGENT, TAKE NOTE:

I am new to this country and may I say though that it's "not by choice". I'd much rather be in places that can offer better value for money

Given that UAE, Oman, Bahrain, etc has an established (or more correctly, "advanced") infrastructure in place, and that the cost of living is comparatively lower, why would anyone want to be in Qatar when the economy recovers?

(I don't have a crystal ball,) sure that the LNG industry 'might' boom, but that's only 1 area to many facet of the economy. Unless the cost of living is GREATLY REDUCED, it will be hard pressed in trying to find and bring "expats who can actually afford the high rental/living cost" and "who actually wants to be here".

MY FINAL WORDS TO ALL GREEDY LIFEFORMS: Bring the rental prices down or there will be plenty more vacant apartments/villas when more people start leaving Qatar.

the expats required to increase the LNG capacity are already here,,,Ras laffan is housing 120,000 men,,,and they will roll over from one job to the next,,,,the expat labourers you see in Doha are here for the small stuff,,,

The number of educated and professional expats required to increase LNG production is less then this initial start-up period,,,and those expat numbers are falling every day...

The glut of empty apartments is expanding, and will expand from this day forward,,,,

I bet you anything that I will get a 2 bedroom apartment, western standards, in 2 months time for 6000...I will sign a 3 month lease, and at that time it will be 3500.....and it will continue to drop....

But beware,,the ads say that the apartment is 8000, but they are currently offering 3 months free rent....

This is the second publication I read this week with a simplistic forecast on 2012 real estate demand & supply...

Guys it is simple mathematics... go back to fundamentals, by 2011 Qatar will be producing 77 millions tons of LNG (now it is around 34 something)! i.e. two folds the current income.

Knowing how the system works here, and with such amounts of excess liquidity, do you think they won't spend it lavishly on new infrastructure projects? New cities, new bridges, metros, hospitals... they will bring millions of expatriates from all around the world to do that, they will increase the populations by folds and folds to serve their purpose.

Of course by then areas that are now considered relatively new will be demolished to make room for the newer ones... Where do you think these millions of new residents will live? How much would you imagine them paying for rents?

Of course the said "expert" and his 15,000 oversupply theory might work, as a result the population (although it never reached 1.9 million) might start to decrease but not before many decades from now.

Rents are down for 2009 only... Let's enjoy it while we can :-)

well the reason why the rents are down is because they are cutting up these villas into little rooms and sharing them.they would take a normally 4 bed room villa and partion the big rooms into furthere small rooms then rent them out as separate part of the villa.You don' t get like before fair sized room for your money.Now you get cheap villas but very small rooms with makeshift kitchens under the stairs or makeshift bathrooms. i found anew one yestarday a guy has converted a school into houses. all the class rooms have been made into 1 bed room and a tiny hall and kitchen and so on and theye are going for 2200 and above for a room.At a fair price you cannot find large rooms for families.They advertise 1 bedroom as family accommodation. someone who has iwfe and 4 kids makes a total of six cannot live in one bedroom and small hall.This is going crazy, I miss the days when I rented a 3 bedroom amssives size flat in Umm gwailina for less than 2000.When I just arrived here I rented a 2 bedroom villa fully furnished with satelite and the lot in musherib for 1500.Now even for double the price you can't find this.

Qatar cannot boom with high rents....the rents have to come down.....No country can.....

Cheap rents (coupled with the low cost of Petrol) could in fact attract a lot of people from the West....who Qatar is desperately trying to attract...

Thus Qatar could benefit from the job cuts in the West.
