- if you pay menimum 8000Qrs for unfurnished 2 bedrooms flats, then why dont you BUY it withen the same instalment amount???!!!
- Whey do you preffer to lose the rent money for hall leasing period though you can get the paid istalments back with adition menimum 10% net profit when you decide to sell the flat out??? what is wrong with people!
- Why dont you enjoy the free resedency you can get along buying the flat?

Because the building codes are just not up to a good standard.
I was about to buy a near-ready apartment in Mansoura. I've lived in Mansoura for 2 years and like it so much. But when I looked at the quality of the finishing work and the building design and other things, I thought it's only worth half the price asked. I think the building is still there and available. Also, the residency law is another issue. You never know what may happen in the future. Laws might change for no reason.
It is not encouraging for investors.
Free-hold or ownership laws r not clear yet, unlike in the Emirates.
This is mainly why people fear to invest in property here. Look at the Zig-Zag tower for example, it was launched more than 5 yrs ago & still no where near completion; as a matter of fact its almost falling apart already due to neglect and poor quality of work.
A frend who has purchased a couple of apartments in New Salata is stuck with his investment now because they have not handed over the property to him, because there is no water & electricity connection yet and the real estate office has no idea wen its gonna come thru. All his plans have been thrown against the wind now coz based on wat the agency told him of his handing over date, he gave his 3 month notice to his landlord, but now has had to move into an exhorbitantly expensive villa coz his apartment is STILL not ready. It will b ready by.... inshalla!
I kno of some construction contractors who r laughin at the low quality of work they have been asked to follow in order to keep costs down & profits high! Ok, this might b the situation everywhere, but still...! Personally i cant digest this!

Residence is not free, it much more expensive that regular residence (I think it was QR5000 per person per year).
The residence law has not been applied yet, they may set more conditions other than a 99-year "purchase" (could include nationality, age, education, ...etc.).
You cannot work with that type of residence. You can stay in the country.
You could still be thrown out of the country, it's not a "get out of jail free" card.
