new rental law, blessing or curse??
I just had a talk with a realestate agent yesterday and according to her, as per the new law , in effect 1st march, landlords will be unable to increase the rent for another two to three years. Good i thought but no , as a result all landlords have upped the rent in order to cover future loss. Those already in confortable homes with previous contracts have nothing to bother but others like me ,who have to vacate, are facing a nightmare!!! Rents have increased in the past two three days way past our budget. One landlord increased the already agreed rent by 20% when my husband went to sign the contract!! His previous demand was already too much for us but imagine our shock when on signing he refused to honour his own word!!!!
Are there others who have faced similar situations? What can we do now? To add insult to injury agents are demanding half months rent as commission!
I just saw an add for a villa in hilal with three bedrooms and maids room foust 10000riyals but by the time we called it had been taken. We asked him if there were any more available and he said no. He also called the landlord a nutcase to let it so cheaply!!!
In my opinion realestate agents are to blame for this market going way out of control.
.........that runs out in the summer. Our rent has been stopped by the company that runs the compound and they are holding all the remaining monthly cheques, because they want to issue new contracts shortly, ( due to a change in landlord apparantly ). Then they want a new cheque for the outstanding amount, when the new contract is ready, upon which they will return the old cheques to the tenants.
It all sounds suspect to me, even though they insist the rent will not change.
All this coincided with the new rental law and i'm cautious that there is an alterior motive behind it all.
Then again what can I do.

well i was wondering who to blame. is it the landlords who have become greedy and are pressurising the general public or the realestate agents, who encourage them. like i said , the real estate agent called the landlord, who let his property for less than market price, an idiot. i am sure some of them do get barinwashed by the agents.
another question is who is taking commision. i mean i called an agent from a reputable agency and she said they dont charge anything from the tenant whereas dozens of agents i came across insisted on their cut!!especially the agents who advertised on QLare these freelance agents? does anyone have any idea? any agents out there to clear my doubts?!
We have to bear the cost of the increase otherwise take it or leave it
the fact remains , we as expats arent aware of current laws and their interpretations. landlords loves to bullly us and we have no say. the severe shortage of accommodation is worsing the problem by limiting our option and at the end of the day we have to succumb to the landlords outragrous demands.
when the new rent laws we put in effect in UAE the landlords simply evicted the tenants so as to get new ones at higher rates.there is no way out!
As far as I am aware and you already had a contract you should not have had a rental increase at all.
Our new contract effective 01 Mar was increased by 20 % since the previous rent law was finished. I should say our landlord may already heard for the new rent law that's the reason why he issued the new agreement last month.
