Renting terms and conditions

Hi

My husband is moving to Doha next month and is currently looking for a nice 1 BR flat. He has seen quite a few online and will go this weekend to view.

Please can anyone advise us what the procedure is when renting for first time?

Is there a deposit required?

Rent payments - how and how much in advance. I heard they take cheques for 1 year in advance!!!??? Is this legal and do they cash all these cheques at once? How does this work?

If Electric and Water is included do we still have to pay a deposit for this service?

Are rents negotiable? We currently live in Bahrain and the rent in Doha is astronomical compared to there or our homeland of Ireland.

Any other info that might be useful.

Thank so much.

Nicola

UK passport holders buy a 1 month tourist visa on arrival which can be extended and for a further 30days for an additional 100 riyals. After that you have to leave and come back in on another tourist visa.

Thank you so much Dee

That has been so helpful.

Bahrain has a much easier system and rent is paid month by month (none of these cheques and deposit is always given back unless there is property damage).

Doha seems much more structured and ruly.

Anyhow, your advice is much appreciated.

Thanks

btw once ur husband gets his qatari id, u transfer ur sponsor to his name better than to his company so make sure u have original documents(marriage certificate and passports)

he can rent the flat with his bahraini id or passport no biggie but some rental companies ask for sponsor info, as for the cheques and cash payments u pay the amount of 1 month as a deposit and payment of the first rental month once contract is signed then u can change dates or mode of payment(cash/cheque) but again this is optional. electricity and water, ur husband can either do it himself in kahramaa(electricity&water company) or gives the 2000 qr to the rental company and they do it since im sure the e&w #'s are under company name not individual. as for if u do terminate the contract and decided to leave before end of contract, then they keep the deposit(1 month) and return the cheques.

Thanks for the info..

Andeee - moving to Doha due to husband work transfer.

Queen Dee - thanks for info. My husband is Bahraini. I am UK. Does he still need a Qatari ID card?

His company giving housing allowance so he is paying himself. Am I right in reading that he can either pay cash with 1 months deposit or either by post-dated cheques?

Every agent we have spoken to has told us 1 month deposit cash plus first month cash rent plus 11 post-dated cheques plus QR2000 for Electrin and Water.

We intend to stay indefinately but we don't want to be stuck for a year if things change! Do they cash the post-dated cheques at once?? If not, then why do they ask for a years post-dated cheques?

As for bank account. He has opened one with Ahli bank in Bahrain and they have given him a linked account to Qatar in QR. Is that ok?

As for me, I will ask his company to sponsor me I guess. Until then, does anyoine know how many days visit visa a Uk citizen gets on arrival?

Thanks so much everyone

First you should take resident permit to open a bank account in Qatar. Then only you will have chance to issue cheques. There are many real estate companies offering different range of flats for rent.So one bed room you can get around Qrs.4500/- decent one. While signing the agreement make sure you put a clause on the agreement that landloard must deposit the cheque on due date.If the rent agreement is in arabic you have to accompany a arabic reading person. However your whole process will take one month after landing.Do not worry now the real estate market is in buyers hand.

to rent u have to provide the following and in ur case ur husband should:

- passports, including yours so no info is missing of who will be occupying the flat+/or marriage certificate or proof will be better

- CR copy of the company who is/will sponsor ur husband

- qatari ID copy of the authorized signatory of the company(whose name should be as well on the CR copy)-that is needed coz ur husband is still new here and wouldnt have his ID issued yet so it should be signed by his sponsor.

after that u/ur husband go to the rental company or landlord whoever u r renting from, give the what's mentioned above and they prepare the contract. the contract should be taken back to the company sponsoring ur husband so the authorized signatory signs it and return to rental company so they sign it from their side as well. u can pay by 2 ways:

1) cash monthly and u have to provide 1 extra month kept at the rental company as a deposit and will return to u upon end of contract if u dont want to renew with them.

2) pdc (post paid cheques) where u provide 12 cheques (if yearly contract) + 1 month amount cheque as the deposit.

last thing, once ur husband issues his qatari ID then he can be the one to sign the contract if he wants it to be under his name and company.

now a days its buyers market so you can negotiate on each and every terms and conditions. They will typically high ball you. You pretend as if you did not hear and offer your low ball and take it from there.
