Going rent prices for villas
Hey Guys,
I'm just going through the Classifieds now, and this weekend me and the hubby went around and looked at some villas and I'm just wondering what everyone thinks the going rate for a villa is?
Right now it seems I can get a 4 bdr in Al Gharraffa for 12,000 QR with 2 months free. Is that reasonable?
With the rental situation now I think 10,000 QR seems more reasonable for a 4brm.
And what about area? What is a reasonable price for a villa in say Wakra, Umm Salal or Abu Hamour.
Let's see if we can't come to a consensus and help other would be renters so they know not to get ripped off.

then you will be fine to fit a villa with 10-12K budget..I have seen quite a few of them.. behind Aspire, in Abu Hamour, in Ain Khalid.. If you are willing to go up to 14K, you may want to check Al Fayzaliya compound (behind Beverely Hills Gardens Al Waab).. Or in these new areas, which names I even don`t know.. One of our friends got a compound villa somewhere on Salwa Rd, going towards Industrial area for 10,5 K.

High Quality Apartment?!?! My place is a crap hole! It's why we're leaving. Between the leaks the burst pipes the sewage & the rotten meat smell from the air con's (and that's not even getting into the sub-par facilities, greasy pool and rude management) our place isn't worth 1000 K a month, much less what we're paying.
Frankly the villa I mentioned for 12,000 QR with 2 months free is a palace, even with the small rooms .
Olive, i keep searching for at least couple of months now.. I also thought: NOW you can get a villa for 10-12 K... but.. Whatever they offer for 10-12K is pretty much not acceptable... yes, it is affordable, but what about quality? When i see these villas with either tiny rooms (one villa even couldn't accommodate a bath tab in whole villa! Even Master bedroom was equipped with the shower only!), or with low cheap finishings, or somewhere in the middle of nowhere, I ask myself: Should we pay MORE and :
- to try to fit our stuff to smaller rooms? (What’s the point of moving then??)
- to compromise with low cheap finishing? (Why to lower your standards for higher price??)
- to spend extra 30 minutes every day to reach my work? (Why to pay extra for sleeping less and getting nervous every morning??)
and then i say: NO, we shouldn't..
I think it would be also quite difficult for you to move from your high quality apartement to some jerky villa, and to pay for it even more.. Good quality villas are still not any less than 18-20K...

Money isn't the issue so much as not being ripped off. I hate the idea that I'm being ripped off. And as a newlywed couple with 4 cats, we really don't want room mates.
It's about having your own space. Specially when you are newly married :)

YOU CAN UTILIZE THE USE OF TWO BEDROOM, PRACTICALLY YOU CAN ASK SOMEONE OR ANY OF YOUR FRIEND TO RENT THE REMAINING BEDROOM THAT YOU CANNOT OCCUPY.
YOU CAN SAVE MORE MONEY ...
You will have a new villa and you already have a brand new life.

consider sharing a stand alone with someone. Your cats will get a yard and you will have to pay lesser. Gharaffa is a good area but I doubt if they have 3 or 2 bedroom villas.
9k should be max for a decent villa. As you travel to ras laffan & ur parents in Gharaffa,,Muaither or Rayyab can b a good area with good renting rates.
Wakra would be cheaper, but I do have to consider that at this point I do travel to Ras Laffan a lot, and both our parents live in Gharaffa, so really that's the better spot.
I'd love just a 3bdrm or even 2 bdrm villa, but everywhere seems to be 4bdrms, especially on the compounds (which is where we want to live) I might not have kids but I do have 4 cats and they need a back yard.
8-9K max. But just wondering, what will you do with 4 BHK given that you don't have any kids? Do you need a swimming pool too? If yes,you might want to check out Gharaffa area.
Ya I don't want to pay more than 9 k. This villa that I said should be about 10k is beautiful on a really nice compound with great facilities and a 2 min walk to Lulu, hence the justification in my mind of the extra 1k. But really, in this market, I don't think anyone should pay over 9k for a villa....
better u switch in my area to Muaither :P
a friend of mine moved to two storey stand alone 4BHK villa near Aspire Zone for QR 9,000/month-.
QR 10,000/- should be good enough to get a decent villa.
