How can I vacate the present house, for which cheques are given in advance for 11months?

I have been living in the present 1 BHK facility of a large shared villa for the past seven months.The rent is QR5500 per month. When we moved in, we gave 11 cheques to the owner in advance based on a written contract,which is not registered.The house owner offered free maintenance, water and electricity.When we face any trouble in the services, after we have informed him about the trouble,he will not be available on phone.We are fed up and want to vacate the house as early as possible.Kindly advise me for the further proceedings in order to get my remaining cheques back.

Firstly is your contract directly with the Qatari Owner or a person who's subletting/re-renting the villa. If it is the Qatari Owner leaving the villa will be a bit of an issue. If it is a person who's subletting the villa, you can first put a stop payment on all the remaining cheques and contact the co-owner that you shall be leaving the premises. I hope you havent given the so called owner an advance security deposit. Then that's a different story.

What I understand from your question is you rented this shared villa seven months ago for a period of one year. It is only a matter of 5 cheques. If you have documented the free maintenance condition than, you can file a case on no maintenance and demand your remaining cheques. You may have to produce a copy of your tenancy contract indicating free maintenance.
