Buying Property in the Pearl
As rents in Doha go up and up, I like many other am considering buying a property rather than wasting money on rent but I'm rather concerned about the invesment I'd be making when I read headlines in the paper like "Doha buildings can't survive more than 25 years".
Have any others been detered from buying property here due to concerns over construction quality, return on investment or regional instability?

thanks and good to know because those towers for me mean bad luck.
Don't get me wrong here, I believe in Qatar, I just don't believe in the workmen and the workmanship being put into the new face.
My point is why just the Pearl? This is drastically needed all over Qatar especially where new living quarter are being errected.
I mentioned the street workers supposed to be flattening the road, I watched this as I had to wait quite a length time on one traffick light. There was supervision on the road, but if the supervisor does not recognise the quality then who will.
Also I was informed that one of the buildings in the vacinity of the City Centre had a slight hiccup when one of the floors sank. I don't know if this is true but I heard.
So whenever I have to go into the financial centre or any other high rise building I never feel well until I get outside again.

sorry, it seems that maybe what I said was overlooked.
There are many properties that can have low quality, this is because they don't have quality control.
The Pearl has quality control and authorized 3rd party inspections. This will guarantee a higher end product.
Quality comes down to the company itself. If I owed the company and put my name on a project (of any sort), I want people to see quality because it gives me a good reputation. However there are many that simply don't give a damn if the Riyal is in their pocket. Those are the people that will suffer in the long run.
However, just been discussing a few matters with the Human Rights Authority, and if all goes to plan, Quality Control will become part of the law :)
@canary, you brought up a good point about that building that went up in flames twice. That guy ended up getting his license revoked and the company was dismantled. It was due to the fact that the government put forth a risk assessment report which the company failed to understand and did not put something as simple as pressurized water on site. (that is a law btw). Those guys are a perfect example of why not only Quality Control is needed but also an external party to oversee and maintain random checks.

The cracks appear because the cement is not properly cured, many of the buildings are put up in Summer and the cement dries to quickly- (not sure about this ready made cement) in any case the cement should remain wet until it settles. Unfortunately the labourers are often taken away for other jobs before this has been done.
The quality of most of the apartments in Qatar is questionable. I do not want to point fingers but my friend moved into a new aprtment and few months later it was leaking from dainage pipes, had cracks, the bathroom shower broke, door handles etc. The same is happening to a new complex on industrial area...by the way it is not yet fully occupied...and everything is starting to fall apart.
If the same quality control will be on the pearl/Lusail projects, then forget about it. I am also thinking of global warming which scientists say that may see part of Asian getting submerged in water.
Why only on the Pearl quality control should be over all in any high rise buildings? Not to forget the towers that went on fire last year and one of them twice where was the control there.
Qatar is investing a great deal of money to bring business and to build beautiful buildings, but what does this help is the quality control is not good.
A great deal more has to be done in this area to secure long term buildings

Most of the companies pay scant regards to lower lader staff... only the management get good salary and most of them are not even fit to be managers

If the labourers were proper brick layers etc. I might just have backed you up on that, however, most of the labourers don't know how to put brick on top of each other, which would prevent me in ever living in an appartment block ot even working in a tower.
I just happened to watch some street workers flattening out the street under supervision yesterday, now I know why many pavements have to be re-done and are lopsided. It is a fact that the labourers don't take pride in their work they just couldn't have cared less.
Unfortunate, but true and the comment above about buildings reaching only 25 years is something that was already stated in the UAE a couple of years back due to poor workmanship.
What's the benefits for investing in Lusail city?
The Pearl has Qaulity Control, so I doubt there will be a problem. Especially since alot of the investors are high-ups.
My family purchased a property there. All in the name of investment.You want my honest opinion?

could be an issue. But some buildings here are more than 25 years old and they are still in good shape.
btw. you can usufruct almost everywhere in Doha and not only the Pearl
