Need urgent help

I am staying in a villa at maider. I have got from a guy who has legally written notice to sublet. So I am 2nd sub contractor. The first guy is the one made partition and have given entire villa to me. But I have no written approval to sublet though that guy is my friend who gave the house also he is neighbour. Remaining portion I sublet. Now the problem is not with the original landlord or his broker.

I made one contract for ONE YEAR and gave to one guy before 3years. He did not agree to sign the renewed contract. Though he is paying cash in hand promptly and getting sign from me. Now when the new law came he started to play. He does not agree for the hike since 2years (even before law). He is paying same rent since 2years. I have loss with that tenant since my yearly contract is hiked (as sublet). Now that tenant lieing that he spent 3000 as some leak in kitchen and coming with bill saying that he can not pay the rent. I also lost all old contract papers with first guy.

I want to vacate this tenant. Because next time he may say he spent 20,000 and i cant pay for 6months. I agree I am also mistaking but making very reasonable profit onle. But this is one case which people are misusing new rental law.

Since I have valid contract and tenant does not have is it possible? What is the provision. Or can I complain in police? Please suggest me.

Act now or never, when the rent goes down the more you can not move him..

Be firm, give him a notice, if not react from it, go to the authority or he kept lieing.

The main reason is he is declining to leave even after repeated request. Thats why i am going to seek police help.

You are stupid. Tell him to leave within a week (that's the time courts normally give to tenants). Then, buy new locks for all doors (maybe 50 t0 80 Riyals).
